Our Cost Estimating Services form the foundation of all of the services that we offer as an organization.  Our roots, as individuals and as an organization, lie in the discipline of Quantity Surveying which is focused on determining the right and correct value of building construction projects.  Our team of experienced cost estimators, quantity surveyors, engineers and construction management professionals utilize the latest technology and our proprietary database in a systematic approach to create reliable and accurate cost estimates at all stages of the design process. Our objective is to always provide our clients with an accurate and reasonable estimate of the cost to construct or remodel a project regardless of use or scale.

Our Comprehensive Cost Management Services provide a basis for the financial control of your project. We create a total project budget from the project’s conceptual parameters.  We monitor compliance with the approved budget throughout the entire design process by use of our cost estimating expertise at appropriate milestones to confirm compliance with the targeted construction budget.  Through change order evaluation and progress payment reviews we maintain cost control from bid award through construction completion. Our regular monitoring and reporting on all aspects of the project’s total budget provide our clients with the confidence that the project will be a success.

The Concord Group provides Owner Representation for all phases of our clients’ projects. We assist in master planning and recommend prudent strategies for successful project outcomes. We monitor the design process, interact with regulatory agencies, review and recommend bid awards, review on-site progress and quality control, and oversee the entire development process through final completion. In this capacity we incorporate the “Cost Estimating” and “Comprehensive Cost Management” services described above.

We also provide Specialized Real Estate Advisory Services to assist owners with their real estate decisions. We offer construction loan monitoring, condition surveys, replacement cost analysis, dispute resolution, insurance claims analysis and cost segregation studies.

The Concord Group is committed to sustainable building practices.  Our in-house LEED AP staff members bring environmental awareness to all of the projects that we are involved with.  We evaluate and offer suggestions on environmentally sustainable alternatives on a wide array of projects, focusing on construction cost versus life-cycle costs, resilience and overall building performance.
