


The Concord Group has a knowledgeable and experienced staff of engineers, quantity surveyors and cost estimators that have the ability to help clients manage their construction costs. We provide cost estimates at all typical design stages and for all construction disciplines.
Our process is collaborative in that we work closely with the design team to make sure that we understand design intent as well as client goals. Working with the design team we can then provide realistic cost estimates that ultimately provide the client the confidence needed to move forward with a project. Services typically provided in Cost Estimating include:
Meet with Owner and Design Team to review general project scope.
Review documentation provided by Owner and Design Team.
Visit site if required.
Tabulate programmatic areas.
Provide pricing on a “cost per square foot” or other benchmark basis.
Input data and formulate into spreadsheet format.
Apply mark-ups and contingencies as necessary.
Produce finished estimate and review with Design Team to ensure scope is accurately covered.
Present to Owner to be used in determining initial budget.
Meet with the Design Team to review project scope and initial design concepts: review drawings, sketches
and outline specifications.
Visit site to review and confirm existing conditions.
Prepare quantity take-off from drawings and input data into spreadsheet format.
Apply unit rates to quantities including reasonable allowances for items not yet defined; apply mark-ups and contingencies as necessary.
Produce finished estimate and review with Design Team. Make modifications and prepare alternates as necessary.
Issue and present estimate to Owner.
Meet with the Design Team to review detailed drawings and major design changes.
Prepare detailed quantity take-off from drawings and input data into spreadsheet format.
Apply unit rates to quantities and confirm material pricing with suppliers as necessary; confirm specialist.

Produce finished estimate and review with Design Team.
Apply mark-ups and contingencies as appropriate for level of design.
Perform Value Engineering Services if needed to ensure project is within budget.
Prepare alternate pricing and make modifications if required.
Issue and present estimate to Owner.
Prepare detailed construction cost estimate at 90% construction documents stage to verify budget compliance prior to issuance for bidding.
Prepare detailed construction cost estimate at 100% construction documents stage, including all addenda, for comparison with all bids received.
Negotiate final GMP on projects delivered through the Construction Management process.
Provide review and analysis of contractors’ bids and make recommendations for award on lump sum projects.
Evaluate and negotiate all proposed change orders
Prepare final accounting.
