Comprehensive Cost Management

The Concord Group provides comprehensive cost management services for all aspects of a project.  This includes all of our typical construction cost estimating services in addition to a range of services that assist owners in the management of project costs, cash flow and final accounting.

Beginning with project inception, we can help by preparing project feasibility studies, budgets and schedules as well as assisting the Owner in determining the appropriate project delivery method.

During the design stage we will actively monitor the development of the project design as it relates to the approved budget by preparing cost check estimates at major design milestones and identify potential cost overruns which can be addressed without causing redesign or schedule delays. Also, throughout this stage we will monitor and report on the performance of the other component sof the project budget and identify any potential problems for immediate, remedial action.

Throughout the bidding and award stages we lead the process by developing the various bid packages, establish and pre-qualify the list of bidders, manage the communication process between the Owner, the Architectural/ Engineering team and the Contractor, evaluate the various bids and make recommendations to the Owner.

During the construction phase we assist the Owner by managing the relationship with the selected contractor, review and monitor the project schedule, manage the pay application process and cash flow projections and review any change order requests. In addition, we will prepare monthly status updates of the total project budget and advise the Owner of issues that require immediate attention.

Finally, in project close-out, we agree on the final accounting of the project and monitor the contractor’s compliance with all contract requirements of the project.
